How and when do I make my selections?

Part of the fun of buying a new home is selecting finish materials and colours. You will make these choices at the Land Ark model home with a qualified subcontractor.

Land Ark provides you with selection sheets that list the choices you need to make. Our design consultant will contact you to arrange a visit to the model home to make these selections. Our Design Consultant is available for eight hours, which may be applied to two sessions. Plan to finalize your selections within 28 days of signing your purchase agreement. A visit to the model home, during open house hours, prior to your appointment to familiarize yourself with the options available may be valuable. No changes will be permitted after construction has commenced.

What is the procedure for making "custom built" requests?

We want to assist you in customizing your new home to be truly unique and built to meet your needs and specifications. Customizing your home requires co-ordination with our internal administration, purchasing and construction processes as well as with our plumbers, painters, electricians, cabinetmakers, etc.

After reserving a lot, with a deposit, and prior to signing a Contract, you will choose your 'wish list'. We will provide you with a list of several of commonly asked for requests from current homeowners. Custom built items that you choose to incorporate into your home will be listed on a Change Order after a Contract is signed. This Change Order becomes part of your Contract with Land Ark Homes. All items on a Change Order must be finalised within 14 days of signing a Contract. All Change Orders are paid for on closing.

Why do options cost more than at the hardware store?

You may well find certain options cheaper at home improvement discount stores. Few vendors order enough parts from a manufacturer to receive the pricing break of a national chain. But keep in mind that those prices do not necessarily include all the items necessary for installation of the product. Additionally, they do not include the builder risk, builder warranty, administrative tasks, scheduling, insurance, co-ordination with other trades, damage done by trades, delivery, etc.

How can I monitor the progress of construction on my new home?

We have initiated a very exciting service for you on our website. By regularly visiting the View Our Homes section at LandArkHomes.com you will be able to view bi-weekly updates of the construction of your new home. Your house will be referred to by its subdivision and lot number. This is a great tool to keep your friends, colleagues and family updated with the progress of your home.

May I visit my new home prior to closing?

We encourage you to visit your home periodically while it is being constructed. A construction site is a very dangerous place. Due to hazardous conditions and potential dangers on the construction site, our insurance policy will not permit any unauthorised persons to enter onto our construction sites without the permission of Land Ark Homes.

As we must adhere to these requirements, should you wish to view your new home prior to taking possession you must call the Sales Office at 836-9805 for permission and to book an appointment.

What happens on closing?

Pre-Move Inspection
You will receive a phone call to arrange a Pre-Move Inspection with Stephen Rolston approximately one week prior to your closing date. The homeowner orientation has two purposes. The first is to demonstrate the features of your home and discuss maintenance and our limited warranty program. Equally important, we want to confirm that we have delivered your new home at the quality level shown in our model homes and with all your selections correctly installed.

What happens after I move in?

A representative from Land Ark Homes will call you within the first week to answer questions and deal with your immediate concerns. After you've been in your home for approximately 60 days, submit any new items for which you wish to request service to Land Ark Homes. Our service representative will arrange a meeting to clear up any items on your list. Again after one year, you may submit a request for service. All emergency service items are dealt with immediately.
